Coming soon: the best new luxury hotels opening in 2025

Though it almost goes without saying, 2025 is shaping up to be a stellar year for new luxury hotel and resort openings, with numerous properties unlocking their doors in Australia, the United States and beyond.

From laid-back island hangouts to architectural marvels in the biggest cities, these upcoming hotels will allow you to discover classic destinations (or emerging ones) in fresh, unforgettable ways.

Six Senses London

Opening: 2025 TBC

Luxury marque Six Senses is on a winning streak right now, with recent openings in Kyoto and the Maldives both seeing rave reviews. Six Senses London is the next black cab off the rank, and it’s shaping up to be an incredible addition.

Housed within The Whiteley London – a restored former department store dripping with Art Deco accents – the hotel boasts 109 rooms and suites alongside a cosy bar and lounge, restaurant and courtyard.

In true Six Senses style, there’s also a wellness spa featuring a 20-metre indoor swimming pool, relaxation room with vaulted ceilings, and an Alchemy Bar, where guests can take in eco-minded workshops and demonstrations.

Park Hyatt Los Cabos, Mexico

Opening: early 2025

An easy 20 minute drive from Mexico’s Cabo San Lucas, Park Hyatt Los Cabos is a true destination hotel. It’s somewhere people will gladly travel for, and when they do, happily while away the hours at the Beach Club or flitting from one restaurant to the next.

That said, it’s of course a perfect base to discover Cabo San Lucas’ desert-meets-ocean landscape, play a round on one of the championship golf courses, or perhaps take to the sea on a whale watching tour.

A by Adina Vienna Danube

Opening: Q1 2025

Australia has exported some great things around the world. WiFi, the Black Box recorder, Kylie Minogue… Soon, there will be another on that list, as the A by Adina hotel brand – founded in Canberra – takes root in the city of Vienna.

Housed in Austria’s tallest residential tower, the 48-storey ‘Danubeflats’, the hotel boasts 108 upscale apartments, ranging from studios to one- and two-bedroom, together with a business lounge, wellness area and heated pool.

Like its Australian cousins, A by Adina Vienna Danube is all about clean lines and welcome pops of colour, with all the modern essentials like a full kitchen and laundry.

The Sundays, Hamilton Island

Opening: Autumn 2025

Qualia on Hamilton Island is one of Australia’s most iconic hotels, which makes word that the same team behind that luxury outpost is working on another island escape – dubbed The Sundays – all the more exciting.

Perched at the northern end of palm-fringed Catseye Beach, the 59-room hotel is designed and styled with its tropical setting in mind, starting with its serene colour scheme and extending to balconies/terraces for enjoying the sea breeze.

Hamilton Island is accessible via daily direct flights from Brisbane, Sydney and Melbourne, as well as boat transfers from Airlie Beach on the Queensland mainland.

Hannah St. Hotel, Melbourne

Opening: September 2025

TFE Hotels, which also operates The Calile Brisbane and soon-to-open The Eve Sydney, is now sprinkling its magic on Melbourne’s Southbank precinct, in the form of Hannah St. Hotel.

Spanning ten floors in The Queensbridge Building – a glittering tower just moments from the Yarra River – the 102-room boutique hotel boasts a neighbourhood bar and restaurant, along with a rooftop function space.

The wider development features a series of lush gardens, private rooftop terraces, lap pool, wellness studio, gym, sauna, steam rooms, co-working spaces, plus a providore in the foyer.

Ciel Dubai Marina, UAE

Opening: 2025 TBC

Dubai is known for its breaking records (and holding onto them). Burj Khalifa remains the world’s tallest tower more than a decade after opening, while the world’s tallest hotel is just down the road. Soon, a new hotel will be taking over the mantle.

Scheduled to unlock its doors in early 2025, the 82-storey ‘Ciel’ will reach a remarkable height of 365 metres – besting the current record holder Gevora Hotel by less than 10 metres.

Inside will be 1,042 rooms, each affording striking views of the city and Arabian Gulf, while its interior and summit will be adorned in multiple atriums filled with trees and green walls. And on the 81st floor, a rooftop terrace with infinity pool and bar.

Amanvari, Mexico

Opening: 2025 TBC

Mexico’s Baja East Cape is a tourism magnet in its own right. But soon, there will be another reason to jet across the Pacific: Amanvari, which takes its name from Sanskrit-derived words for “peace” and “water”.

That translation hints at what you can expect from the beachfront resort, where each pavilion or home flows seamlessly from inside to out, with floor to ceiling windows and internal courtyards.

On the cards are multiple dining venues, a serene Aman Spa for those moments when you need a little pampering, not to mention its own stretch of white sand beach.

InterContinental Lifou Wadra Bay Resort, New Caledonia

Opening: 2025 TBC

Less than three hours flight from Brisbane and Sydney, New Caledonia is often described as ‘a slice of France in the South Pacific’, yet the Melanesian Kanak culture and island beauty are also worth travelling for.

The first major hotel on Lifou island, InterContinental Lifou Wadra Bay Resort not only takes liberal design cues from its location but was created in close consultation with local tribes, giving it a strong sense of cultural connection.

On top of 50 bungalows and villas, you’ll also find an outdoor swimming pool, two restaurants and a bar, while guests can also snorkel in the lagoon – home to turtles, fish, manta rays and other majestic species.
